Miguel and Ajay represented the initial buyer for their site selection and build-to-suit need. The property went under contract with the buyer. The owner of the property acted as the developer, design and construction began. The developer financed the construction to be sold to the buyer at closing. The buyer's financing to close fell through midway through construction and the deal died.
Miguel and Ajay were then hired by the developer to find a new buyer, however none could be found in the current market conditions. The bank started foreclosure procedures so Miguel and Ajay got the original buyer to lease 80% of the space which allowed a new investor buyer to qualify for financing and buyout the project. The property sold in July 2008.
The entire deal process took 24 months from the original build-to-suit negotiations thru construction and leasing to eventually close!
